Occupancy

The suggested occupancy is up to 6 people. The maximum occupancy is 8 people with two people in a queen size bed in the Master bedroom, two people in a queen size bed in a second bedroom, two people in two twin beds in the third bedroom, and two people in a queen size self-inflating mattress, which can be set up.

Extended Stay Rates

For a full week (any 7 day period) there is a 10% discount.

For a stay of 30 consecutive days or more there is a 20% discount.

Payments

At the time of reservation a deposit for two nights is required and will be charged to your credit card. We accept PayPal, Visa, MasterCard, Discover, and American Express. The balance will be charged to your credit card on the date of your reservation.

Keyless Entry

There is a keyless entry system. Guests utilize a self-check-in system. There is no staff on site. After you register you will be sent a 10-12 digit code that you enter on a keypad on the back door to unlock the door. After arrival guests can change the code to their own 3 to 5 digit code using the following 3 step method:

Step 1: Hold the # key until the green light is solid (About 2 seconds), then release.

Step 2: While the green light is lit, enter your assigned Access Code which your will receive in an email, enter the pound sign (#), code of your choice, then pound sign again. Now, you have programmed your own code into the lock. Next step is to unlock the door using the code you just created.

Step 3: Enter Your Code, then depress # (The door will unlock.)

These instructions on how to change the code are also included with the code you will receive in an email after you have made your reservation.

Contact us by phone (870-810-3391) if you do not receive the email with the code for the keypad.

Cancellation Policy

If you cancel at least one week before your scheduled reservation arrival date, you will receive a refund of your reservation deposit minus a $25.00 cancellation fee. If you cancel with a shorter notice or if you do not show up, you will be charged for two nights.

Trip Insurance

We recommend that guests consider purchasing trip insurance. Even though unexpected events such as illnesses, airline flight cancellations, family situations, bad weather can occur, our cancellation policy will still apply. Insure My Trip is a company that allows people to compare offers from various insurance companies.

Check-in/Out

The earliest check-in time is 4:00 P.M. The latest check out time is 11:00 A.M. We need the time after 11:00 A.M. to clean the home.  The late checkout charge is $50.00/hour. (Your code will not work after your check out time has expired.)

When guests check out they are required to wash the dishes, remove any open food from the refrigerator and cabinets and put it in the trash.

Do not make the beds.  Linens and towels will be washed by the maid service.

Policies & Additional Fees

There is an additional $60.00 charge which is included each time maid service is requested other than the service required at check out which is included in your reservation.

Smoking is not allowed in the house. Smoking is allowed outside. If a guest smokes in the house, we will charge $300.00 or more to remove the odor from the house. You will need to leave the property immediately, and there will be no refund of the rental fees that have been paid.

Children under the age of 13 should not be left alone on our property.

Do not burn any wax-dripping candles inside the house.  However, you can burn tea light candles placed in a container that will not damage anything such as a saucer.  If there is wax that has dripped and damaged our house or which requires additional work to clean you will be charged for any additional expenses that are necessary to restore the property.

Pets are not allowed on our property because some of our guests may have allergies. If you have brought a pet on our property we will charge you $300 to clean and remove the odors, and you will need to leave the property immediately without a refund of any rental fees that you have paid.

We supply kitchen utensils, plates, pans, pots, sheets, pillows, and towels (other than beach towels.)

Please bring your favorite toiletries and beach towels. A washer and dryer are provided for your laundry needs. Detergent (located below the sink) is provided for the dishwasher, and laundry products are located in cabinet drawer below the microwave.

Make sure all doors are locked, lights turned off, drapes are closed, and opened food disposed in the trash can before you leave.

Privacy Policy

We will not reveal to anyone your contact or personal information.  If anyone contacts us, even if it is a relative or friend of yours and asks if you are staying on our property, they will be told that we do not provide information about our guests.

Waiver of Liability

At least one person in the group must be age 24 or older. You agree to personally pay all charges incurred during your stay, even if your credit card does not pay. You agree to abide by all rules of Water Valley Escape (Eagle Bluff Properties, LLC) and all general rules of safety. You acknowledge and agree that Water Valley Escape (Eagle Bluff Properties, LLC) is not responsible for property damage or loss and you agree to assume full responsibility for and risks of property damage or loss and for bodily injury or death for you and your family and guests while you are guests at Water Valley Escape (Eagle Bluff Properties, LLC) and to hold Water Valley Escape (Eagle Bluff Properties, LLC) harmless therefrom. You agree to specifically waive all rights to liability claims against Water Valley Escape (Eagle Bluff Properties, LLC) related to property damage, injury, loss or death associated with your stay, to include all river activities and activities related to driving and riding on the property and activities on the trails or grounds and to hold Water Valley Escape (Eagle Bluff Properties, LLC) harmless therefrom. You further agree to pay for any and all Water Valley Escape (Eagle Bluff Properties, LLC) property damage or loss caused by you or your guests. We understand that accidents do occur which can cause property damage. If one happens, please notify us. Perhaps, it can be rectified. Any damages may be charged to your credit card under this agreement. You agree that all adult guests are informed and acknowledge this agreement and waiver. All persons in the group acknowledge that this agreement and waiver applies to each of them and any and all children under their care.

Water Valley Escape (Eagle Bluff Properties, LLC) is not responsible for any illegal activities of guests including illegal activities using our internet access. Guests agree to only use the internet for lawful purposes.  Water Valley Escape (Eagle Bluff Properties, LLC) is not responsible for any business loss of guests from lost/slow internet connection.
